Approvals are where well-planned projects lose months. The process itself is straightforward — if your drawings arrive complete, correctly stamped and compliant with the sector’s bylaws the first time.
The approval chain
A typical DHA Lahore submission moves through four stages:
- Architectural drawings — site plan, floor plans, elevations and sections prepared by a DHA-registered architect.
- Structural drawings — stamped by a registered structural engineer, matching the architectural set exactly.
- Services drawings — electrical, plumbing and drainage layouts where required by the plot type.
- Submission and scrutiny — the file is checked against building bylaws: setbacks, coverage, height, parking and green area.
Once scrutiny passes, the permit is issued and construction may legally begin.
The five reasons submissions get rejected
From our experience, most rejections trace back to the same issues:
- Mismatched sets. The structural drawing shows a beam where the architectural plan shows an opening. Every discipline must be coordinated before submission, not after.
- Coverage exceeding bylaws. Ground coverage and first-floor coverage are calculated differently; an error here forces a full redraw.
- Missing ground-floor plan details. Parking, servant quarter and utility areas are checked carefully for residential plots.
- Unstamped or expired stamps. Signatures and stamps must be current at the time of submission.
- Boundary and setback errors. Even 6 inches of encroachment on a setback halts the process.
Timelines to expect
A complete, coordinated set typically clears scrutiny within two to four weeks, depending on submission volume. Revision cycles add one to two weeks per round — which is exactly why the first set should be right.
How to protect your schedule
- Get the soil test done before design, not after approval.
- Confirm your sector’s latest bylaw amendments — societies update coverage and height rules periodically.
- Submit architectural and structural sets together, coordinated by the same office.
- Ask your architect for their recent submission history in your sector. Experience shows up as fewer revision rounds.
Where a good construction company helps
An experienced builder treats approvals as part of the project, not an afterthought: they coordinate the drawings, track the file, respond to observations and schedule the authority inspection at each milestone. You should be asked for documents — not asked to visit the office yourself.
